What to Expect From a Roof Inspection

In many places around the country, local laws and home loan lenders alike require that the roof have a certified roof inspection before the home can be sold. This is especially important in areas of the country that regularly experience adverse weather like hail and heavy snowfall.
By having the roof inspected, problems that can arise are caught and able to be corrected beforehand in order to insure the safety of the occupants, but what are some of the things that roof inspectors should look for when they do they’ve been hired to do?
In inspecting your home’s roof, the inspector will, first and foremost, insure your roof’s structural integrity. The roof inspection will typically be conducted both inside and outside of the home and will encompass a close examination of components like gutters, flashing Roofing Sheets Metal points, shingles and chimneys. When the inspector looks at these things, they will check for wear from the weather as well as abuse. The surface material of older roofs may be checked for brittleness due to age while they may look for settlement issues in newer roofs.
As far as the roof inspection extending the home’s interior, the inspector may spend their time looking for issues that would mainly be based in the attic. Intake vents may be checked for blockages, the attic interior itself may be checked for issues like moisture and dry rot and, if your attic has insulation, the inspector may look at that for R-Value, which is a measure of the material’s resistance to allowing heat to flow through it. This is especially important due to the fact that a higher number indicates whether or not the material used for insulation actually makes a good insulator. A roof inspection can be very comprehensive and time consuming, but having one done versus the cost associated with an entire roof replacement caused by a problem that may have been caught during an inspection makes the process worth it.
There are basic visual roof inspections that can be performed by the homeowner. For instance, looking at the ceilings beneath the attic is a good way to spot leaks in your roof if there are any. Things like unevenness or sagging How To Stop A Roof Leak From The Inside in the exterior would indicate defects while rusted nails, black mold and damaged wood that supports the roof might indicate potential leaks and ventilation problems that could prove to be costly if left unattended.
While these things can be undertaken by the average homeowner, the assessment brought about should never be a substitute for what an inspection done by a certified professional can find. Not only do they have the proper training and identify problems that a homeowner may miss, but their training also enables them to offer advice on what to do when something arises.
